Cougar Capital Management is a vertically integrated real estate company that focuses on acquiring underutilized properties and maximizing their potential through permitting, development, and property management.

  • Permitting Reed Toy Factory in Leominster, MA for 36 market-rate apartments, which will be delivered in 2020 ($8MM project).

  • Permitting and developing St. James Rectory in Salem, MA into 4 luxury apartments ($2.2MM Project), delivered in 2017.

  • Permitting and developing St. James Convent in Salem, MA into 8 luxury apartments ($3.2MM Project), delivered in 2018.

  • Completing a $4MM renovation of two distressed sites in Fall River, MA (105 units total) into stabilized and cash-flowing apartment complexes, delivered in 2014.

  • Acquisition of Briarwood Falls, a 55+ community in Killingly, CT, where we are building and selling 142 single-family homes at a pace of 15 homes per year ($25MM construction costs).

  • Permitting and development of 4 duplexes in Shrewsbury, MA ($2.2mm construction costs).  


An alumnus of The Roxbury Latin School and the University of Virginia, Mr. Botwinik began his career in strategy consulting for boutique firms in Boston, with a dual focus on profit improvement and due diligence for middle-market private equity transactions. His first multi-family purchase in 2005 awakened a passion for real estate, and he switched his full-time focus to acquisitions in 2007.

Mr. Botwinik founded Cougar Capital Management, Inc. a Property Management and Construction Management firm, to provide services to more than 800 apartments and commercial units in MA, RI, CT, NH, PA, FL, and ME that he has acquired personally and through syndications.


In Massachusetts, Mr. Botwinik holds an Unrestricted Construction Supervisor License. He is a registered Home Improvement Contractor, a Moderate Risk Deleader, a licensed Real Estate Broker, and an active member of Habitat for Humanity. In his spare time, Mr. Botwinik tutors local GMAT students for Manhattan Review.

Since joining the company in 2010 as a property manager for the Salem region, Juan has contributed to the success of the organization by maximizing revenue, cutting costs, and setting up procedures and high-quality standards for the CCM Team and tenants across the portfolio.

With a background in construction and business administration, Juan has been an integral part of the organization’s activities across property management, acquisitions, land development, and remodeling of existing buildings.

Juan is responsible for overseeing the Accounting, Property Management and Construction divisions of CCM.


Ian joined Cougar Capital’s acquisitions team in 2017. In his role, he focuses on growing the CCM portfolio with high-quality assets, evaluates dispositions, oversees the underwriting and due diligence process. Ian is also a project manager at Cougar Capital. He is responsible for the development of value add, complete renovation and condo conversion projects with a focus on time and budget management. 


Prior to joining CCM Ian graduated magna cum laude from High Point University with a BSBA degree.


Jim has been active in real estate investing since 2005 and has led property investment deals in both the USA and Europe. As director for acquisitions Jim specializes in multifamily real estate and is experienced in unlocking value for investors. Jim is focused on growing the Cougar Capital Management portfolio with a particular focus on forming opportunity funds for investments in qualified opportunity zones.


Jim holds a Masters in Business Administration from the Massachusetts Institute of Technology
